Note that 3 of the 11 most wanted items are energy related. Very smart consumers...

 

I've also noted that many are frequently looking for:

  • Maintenance free or eco-friendly landscaping,
  • Open concept room arrangements,
  • Network ready and entertainment wired rooms.
  • Neighborhoods close to schools, shopping or parks/entertainment.
  • Some want walk-able neighborhoods while others need accessibility.

 

The MLS has Hundreds of Features that can be Included In A Listing.... and searched for.... 

.... but are they? That depends upon the diligence of the REALTOR® and the property itself. There is a whole blog post waiting to be written on this, but suffice it to say for now that the more features included in the listing, the more often the listing will appear on search lists. Certainly, some features defy definition. What appears to be an open concept to one person (example: no wall between kitchen and dining room) may be confining to others who want no walls between the kitchen, dining area, den and office area, A.K.A. "loft".

 

The Bottom Line....

Be Prepared to Give Your REALTOR a GOOD PICTURE OF WHAT YOU WANT IN YOUR NEW HOME. I suggest making two lists (No, NOT his & hers... although there may be some legitimate wish list items favored by one or the other). List 1 should be the ABSOLUTE MUST-HAVES. These are the deal breakers. without these it's time to move on. Next!

List #2 should be those things that you want, or would be nice to have, but would not cause you to walk away from a home that had all of your Must-Have items if they were missing. Maybe these items would be appropriate for your "step-up" home or your next purchase.

Most of all, SHARE your wants and needs with your REALTOR. Think these needs through before you start looking for a home. You will find that you will be more successful more quickly if you know what you want.
