The Real Estate Numbers Explained - A New Series of Articles

Real estate numbers have made headlines for half a decade or more.
Why? Because they have had an effect on so many people. Home owners. Home buyers. Home sellers. Investors. Lenders. Builders. All have a vested interest in the numbers for one reason or another. Because of this audience, the press has found that writing about these numbers tends to sell readership. Maybe it's because sensationalism sells and good news is met with apathy. Rarely are the numbers explained in a way that is meaningful for individuals.
Recently, I was talking to a friend. She had been discouraged months ago because she had not found the home she wanted after looking at the available listings. Things were put on hold until the market changed. But now she was so happy because she had read that it is now a "Buyers Market". Home inventory was now at seven months supply. The numbers had changed. She would certainly find her dream home out of all of the homes now available. The balance had turned to favoring the buyer side of the transaction.
What she had read was a National statistic. An AVERAGE Number for the whole country. While it was good to see her energized, it also pointed out the need to explain the numbers. What numbers are available? Why are they important? Who can use which numbers? What statistic can actually help the individual home buyer or seller?
This is the first of a series.
The following articles will address significant sources of information and help you wade through the never ending information flow. We'll look at what is significant at the local level, and what is not.
