Have You Made These Home Selling Mistake?
The home is BEAUTIFUL. Mid-range for the homes in the very nice neighborhood. It's clean as a whistle.... There are no fix-it issues, in fact, appropriate upgrades abound.... There is fresh paint.... The yard is manicured and there is a beautiful view of the mountains.... Truly a Turnkey home. The sellers need to downsize. They have good reason to sell. Mild panic is setting in. It's now week 10 of the listing and NO OFFERS.
The Sellers Say They are Committed!
But HAVE YOU REALLY committed to selling your home Mr. Seller. Before the property was first listed, the well seasoned and respected REALTOR(R) presented the market analysis and thoroughly covered the process of selling. The house was gone over with a fine toothed comb and a "To-Do" list prepared.
Emotions Have Gotten In The Way!
At that moment when you make that solid decision to sell real estate, the way that you think of your home should change.
Unfortunately, they remember how much work they put into this home and can't come to grips with how home values have changed. Against the recommendations of their REALTOR, they overpriced their home. At week six, they dropped the price a token amount..... but still no offers in spite of many showings and open houses. It's still above market value. Have you Made this Mistake?
Their memories of loved ones now gone are also quite apparent. They just could not de-personalize.... photos and memorials of family receive FREQUENT comments at showings. The prospects become emotionally invested in the family.... NOT BUYING THE HOME. This seller's mistake is in not following their REALTOR's advice.
What Now?
The home has been on the market and the buyers and agents know the home. It's clearly not selling. The sellers and the REALTOR must have a meeting of the minds. Here are the options (there may be more):
- Drop the price and de-personalize - This will necessitate re-marketing and a new effort and advertising. Hopefully the sellers will see the light. The sellers need to MAKE A COMMITMENT!
- Maintain the status quo - Maybe that MAGIC BUYER will show up.....
- Take the home off the market.... but the sellers need to sell.
- Change agents.... Definitely NOT a Good Choice knowing what I know about the REALTOR (it's not me we're talking about).
One more thought:
The way that you live in a home, and the way that you live in a home while you are selling it are two very different lifestyles.
This is one of the tough ones --- But it CAN BE SOLD.... Just NEED a Seller Commitment.
