Emotion meets reality at some point in the selling process, and when you are the seller that time is almost immediate. Problems come when the emotions linger.
Richard Weisser, even though from the other end of the country, is on my real estate reading list. His uncommon wisdom is just what the client needs when the pressure builds... and that is invariably at the start of each selling transaction. I've seen many properties linger on the market way too long, and eventually sell for less than they should have because the seller did not understand that the home was not a shrine to their past.... but a product.
Thank you Richard for allowing me to re-post this short, but very important piece of wisdom. Comments have been disabled on this post here so that you can click over to Richard's blog with your feedback.

Our homes are very special places to us. They are our refuge, our safe haven, a place where we are no longer exposed to the scrutiny of the outside world.
That is until we decide to sell it! Upon making the choice to offer our property for sale a unique metamorphosis occurs.
The house is no longer a home. It is now a product.
This is not an article about semantics. It is about ATTITUDE. Unless a seller truly accepts the role of production supervisor and prepares the product for CUSTOMERS one of two things is going to happen:
Either the house will NOT sell or it will sell for LESS than top dollar.
Plain and simple.
Keeping the house is tip-top repair and show ready isn’t about sacrifice or giving up one’s privacy.
It’s just a business decision.
Plain and simple.
