November 2011 Real Estate Statistics for Upland, CA., by Brad Rachielles
The month of Thanksgiving in Upland, CA confirmed that home buyers and sellers have shifted their thinking to the holidays. Shoppers are looking for stocking stuffers, buying turkeys and cranberries and preparing for parties and decorating their homes. Only the serious home buyers are out looking at real estate, and those really motivated and dedicated dedicated home sellers have their homes listed at this time of year. Those factors have definite effects on the November 2011 Real Estate Statistics for Upland, CA.
Changes from Last Year.
Significant changes have taken place, Inventories of homes (S.F.R.) have dropped from 6.3 months of inventory to just 4.3 months, Traditionally, this throws the market well into the Seller's market, but the advantage here seems to be diminished as buyers are having a tougher time qualifying for loans and are sitting on the fence even though money costs less to borrow. Admittedly, with the selection low, they are having to search harder to find their dream home, and many are not willing to invest the sweat equity to make a home into their dream.
It is interesting to note though, that Unit sales were up 39% over last year.... probably because prices were down 14.5% in Upland in that same period. Here is the REST of the Story:
