Rancho Cucamonga is a bright star in the Inland Empire. Not because of it's real estate market statistics, in fact, Active listings have taken a 11% dip and Pendings remain about the same. Rancho Cucamponga, CA has become a destination city. Not only is it home of the Quakes minor league team, but it also has great dining, shopping and entertainment. At the base of the mountains and close to major thoroughfares, rail and air transportation, residents can enjoy everything from snow skiing to to major warm weather attractions in just an hours drive.

Numerically, home inventories have dropped from about 4.6 months to one of the lowest in the area at just over 3 months of home sales in inventory. Distressed listings dropped 10% and now Standard transactions represent just over 50% of all sold properties.

Prices seem to be up and down. The graph could be described as "Wobbly-Flat. This month Rancho Cucamonga, CA home prices wobbled down 3.1% to an average selling price of $373,807. Putting that into perspective for others out of the area, if you can say that the average price buys you the average sized property, that home would be 2,184 square feet. Typically, it took 85 days to sell this average home, and the average seller got 96.9% of the asking price on this average SFR.

With inventory down and declining, home sellers in Rancho Cucamonga have the upper hand with great homes that are fairly priced getting many offers when they hit the market. Good homes are getting multiple offers too. Fantastic homes that are over priced seem to be languishing. Obviously, buyers need to be ready to buy when they find that one that "match made in heaven".
