&lt;p&gt;&lt;span&gt;All are saying that we are past the real estate bottom and that now is a great time to buy a home. Let's take a look at what is happening in &lt;strong&gt;Rancho Cucamonga, CA. in April, 2013&lt;/strong&gt;.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;Rancho Cucamonga &amp;nbsp;has a wonderful mix of community feeling, &amp;nbsp;industry, huge entertainment venues, office and commercial properties and world class shopping. It's strength is in the community feeling, great schools, rapidly expanding shopping and access to the major metro areas through our interstates and trains.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;With spectacular mountain backdrops, Rancho Cucamonga is within an hour of beautiful desert expanses with cactus and fantastic rock formations. Or, you can be snow skiing in nearby resorts. Add this to the major sports, entertainment, art and parks nearby and you have just about anything you may want in a home community.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;This report covers our homes, specifically, &lt;strong&gt;Single Family Residents&lt;/strong&gt;. For now, Condos and town homes are not included in this report. All information here is purely&lt;span&gt;&lt;strong&gt; LOCAL&lt;/strong&gt;&lt;/span&gt; and is just what is needed to make &lt;span&gt;&lt;strong&gt;LOCAL buying and selling decisions&lt;/strong&gt;&lt;/span&gt;. &lt;li&gt;&lt;span&gt;Properties &lt;strong&gt;sold&lt;/strong&gt; &amp;nbsp;=&lt;strong&gt;137&lt;/strong&gt; Sales&lt;/span&gt;&lt;/li&gt;
&lt;li&gt;&lt;span&gt;&lt;strong&gt;Average Selling Price&lt;/strong&gt; was &lt;strong&gt;UP 16.7%&lt;/strong&gt; from 2012 and down &amp;nbsp;&lt;strong&gt;3.3% from last month to: $398,035&lt;/strong&gt; &lt;span&gt;&lt;strong&gt;although square foot prices were up just over 7%..&lt;/strong&gt;&lt;/span&gt;&lt;/span&gt;&lt;/li&gt;
&lt;li&gt;&lt;span&gt;Selling Price as a % of Asking Price = &lt;span&gt;&lt;em&gt;&lt;strong&gt;100.4&lt;/strong&gt;&lt;/em&gt;&lt;/span&gt;%&lt;/span&gt;&lt;/li&gt;
&lt;li&gt;&lt;span&gt;Average &lt;strong&gt;Days on the Market&lt;/strong&gt; = &lt;strong&gt;45 days&lt;/strong&gt;, Down 48.9% from 2012&lt;/span&gt;&lt;/li&gt;
&lt;li&gt;&lt;span&gt;&lt;strong&gt;&lt;span&gt;Months of home inventory = 0.8 months&lt;/span&gt;&lt;/strong&gt;&lt;/span&gt;&lt;/li&gt;

&lt;span&gt;Range of Rancho Cucamonga selling prices this month:&lt;/span&gt; &lt;/li&gt;
&lt;ul&gt;
&lt;li&gt;&lt;span&gt;$108,000 for a 2 bedroom, 1 bath home of 758 Sq. Ft. on a 2001 S.F. lot&lt;/span&gt;&lt;/li&gt;
&lt;li&gt;&lt;span&gt;$1,175,000 &amp;nbsp;for a 6 bedroom, 6 bath home of 4921 Sq. Ft. on a 108,900 S.F. Lot&lt;/span&gt;&lt;/li&gt;
&lt;/ul&gt;
&lt;li&gt;&lt;span&gt;Standard sales prevail with &lt;strong&gt;Short Sales representing 20.0%&lt;/strong&gt; and &lt;strong&gt;REO Sales just 9.2%&lt;/strong&gt; of the market.&lt;/span&gt;&lt;/li&gt;
&lt;/ul&gt;

&lt;p&gt;&lt;span&gt;&lt;strong&gt;Inventory is extremely low&lt;/strong&gt;, there&amp;rsquo;s &lt;span&gt;multiple offers on good looking and well priced homes&lt;/span&gt; and &amp;nbsp;&lt;span&gt;prices have been increasing for over a year now&lt;/span&gt;. Sellers do have a the advantage, but buyers take heed. &lt;strong&gt;Home prices have bottomed and are on their way up again, but the average selling price in Rancho Cucamonga is STILL MORE THAN 35% BELOW THE PEAK PRICES IN 2007,&lt;/strong&gt; and INTEREST RATES ARE STILL HOVERING UNDER 4% on 30 YEAR FIXED RATE LOANS. The buyer's dilema would seem to be whether to buy now before prices and possibly interest rates rise more, or wait until later in the year when there may be a better choice of homes from which to choose.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;Increasing prices are generally discouraging to buyers &lt;strong&gt;only if they don't believe that they will continue to go up&lt;/strong&gt; after they buy. The trick is to make the commitment when the market timing is right.... and then enjoy your home for all of the benefits that it brings without seeing it as a piggy bank.&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;The real estate forums on Facebook are often informative and engaging. And then there was tonight, where a licensee in a state where my license has reciprocity came out with this one:&amp;nbsp;&lt;/p&gt;
&lt;p&gt;She claimed that her broker had no right to see the files on a transaction she was working on. No right. When shocked voices piped up about such an assertion, she went on to say that in her firm, files were locked away from the broker until a few days before the closing. There was some stuff about the agency relationship with the client and the "office," that exceptions could be made if there were a problem (imagine a problem coming up?) and then I got a headache. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;Wow.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Here's the deal: In the states where I hold a license (NY and CT), every shred of paper related to a transaction file is owned by me as the broker. I not only have a right to see my firm's files, I have an obligation.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The agency relationship the consumer has with the "office" is the agency relationship the consumer has with me as the broker. Not with the agent or associate broker. Me. THE broker. I think it is that way in all 50 states.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I cannot think of a matter or scenario in this plane of existence where an agent's right to see, or manage a file supercedes their broker's ownership and responsibility for that very same file.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The client belongs to the broker.&amp;nbsp;&lt;br&gt;The file belongs to the broker.&amp;nbsp;&lt;br&gt;Every piece of paper is for the broker's eyes first, last and always.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The broker has complete and total vicarious liablilty for every action the agent takes on a file with a client or customer. Can we see the file? Folks, it belongs to me. It is my file. The client is my client.&amp;nbsp;&lt;br&gt;&lt;br&gt;&lt;/p&gt;
&lt;p&gt;Yes. I can see the file. Let me rephrase that: Yes, I can see my file.&amp;nbsp;&lt;/p&gt; &lt;div class="agent_signature"&gt;

Let's take a look at what is happening in &lt;strong&gt;Rancho Cucamonga, CA&lt;/strong&gt;. in &lt;strong&gt;February, 2013.&lt;/strong&gt;&lt;br&gt;&lt;br&gt;&lt;strong&gt;Rancho Cucamonga&lt;/strong&gt;&amp;nbsp; has a wonderfull mix of community feeling, heavy industry, huge entertainment venues, highrise buildings and world class shopping. It's strength is in the community feeling, great schools, rapidly expanding shopping and access to the major metro areas through our interstates and trains.&lt;br&gt;&lt;br&gt;With spectacular mountain backdrops, Cucamonga is within an hour of beautiful desert expanses with cactus and fantastic rock formations. Or, you can be snow skiing in nearby resorts. Ft. on a 10,350 S.F. lot&lt;br&gt;&lt;strong&gt;$1,190,000&lt;/strong&gt; for a 7 bedroom, 5 bath home of 4561 Sq. Ft. on a 45,302 S.F. Lot&lt;br&gt;&lt;br&gt;&lt;strong&gt;Standard sales are still king&lt;/strong&gt; with &lt;strong&gt;Short Sales representing 28.8%&lt;/strong&gt; and &lt;strong&gt;REO Sales just 8.2%&lt;/strong&gt; of the market.&lt;br&gt;&lt;br&gt;We're seeing &lt;strong&gt;too few homes for sale&lt;/strong&gt;, &lt;strong&gt;multiple offers&lt;/strong&gt; on &lt;strong&gt;well presented and fairly priced homes&lt;/strong&gt; and &lt;strong&gt;rising prices&lt;/strong&gt;. Clearly, &lt;strong&gt;sellers have a substantial advantage,&lt;/strong&gt; &lt;span&gt;&lt;strong&gt;but that's not to say that buyers are getting a bad deal. Home prices have bottomed and are on their way up again, but the average selling price in Rancho Cucamonga is STILL MORE THAN 30% BELOW THE PEAK PRICES IN 2007, and INTEREST RATES ARE STILL HOVERING UNDER 4% on 30 YEAR FIXED RATE LOANS&lt;/strong&gt;&lt;/span&gt;. The buyer's dilema would seem to be whether to buy now before prices and possibly interest rates rise more, or wait until later in the year when there may be a better choice of homes from which to choose.&lt;br&gt;&lt;br&gt;Increasing prices are generally discouraging to buyers only if they don't believe that they will continue to go up after they buy. Let's take a look at what is happening in &lt;strong&gt;Upland, CA&lt;/strong&gt;. in &lt;strong&gt;February, 2013.&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&lt;span&gt;&lt;strong&gt;Properties sold&lt;/strong&gt; in February = &lt;strong&gt;&lt;span&gt;63&lt;/span&gt; Sales&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&lt;span&gt;February's &lt;strong&gt;Average Selling Price was UP 10.2%&lt;/strong&gt; from 2012 and &lt;strong&gt;up 2.4% from last month&lt;/strong&gt; to: &lt;strong&gt;&lt;span&gt;$406,157&lt;/span&gt;&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;February &lt;strong&gt;Selling Price as a % of Asking Price&lt;/strong&gt; = &lt;strong&gt;&lt;span&gt;98.9%&lt;/span&gt;&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;Average &lt;strong&gt;Days on the Market&lt;/strong&gt; = &lt;strong&gt;&lt;span&gt;90 days, Down 12.6%&lt;/span&gt;&lt;/strong&gt; from 2012&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;strong&gt;Range&lt;/strong&gt; of selling prices this month:&lt;/span&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;&lt;span&gt;&lt;strong&gt;&lt;span&gt;$185,000&lt;/span&gt;&lt;/strong&gt; for a 3 bedroom, 2 bath home of 1136 Sq. Ft. on a 7,000 S.F. lot&lt;/span&gt;&lt;/li&gt;
&lt;li&gt;&lt;span&gt;&lt;strong&gt;&lt;span&gt;$767,500&lt;/span&gt;&lt;/strong&gt; for a 5 bedroom, 3.75 bath home of 3725 Sq. Ft. on a 21,525 S.F. Lot&lt;/span&gt;&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;span&gt;&lt;strong&gt;Standard sales&lt;/strong&gt; are still king with &lt;strong&gt;Short Sales&lt;/strong&gt; representing 34.6% and &lt;strong&gt;REO Sales&lt;/strong&gt; just 5.8% of the market.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;We're seeing too few homes for sale, multiple offers on well presented and fairly priced homes and rising prices. Clearly, sellers have a substantial advantage, &lt;strong&gt;but that's not to say that buyers are getting a bad deal. Home prices have bottomed and are on their way up again, but the average selling price in Upland is STILL MORE THAN 30% BELOW THEIR PEAK PRICES IN 2007&lt;/strong&gt;, and &lt;strong&gt;INTEREST RATES ARE STILL HOVERING UNDER 4% on 30 YEAR FIXED RATE LOANS&lt;/strong&gt;. The buyer's dilema would seem to be whether to buy now before prices and possibly interest rates rise more, or wait until later in the year when there may be a better choice of homes from which to choose.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;strong&gt;Increasing prices are generally discouraging to buyers only if they don't believe that they will continue to go up after they buy. The trick is to make the commitment when the market timing is right.... and then enjoy your home for all of the benefits that it brings without seeing it as a piggy bank.&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;Several weeks back we enjoyed the opening of the &lt;strong&gt;Hobby Lobby&lt;/strong&gt; with thousands of square feet of craft supplies, yard goods and decor items. Creative people from all over can find what they need at either this wonderful new store, or at the Michaels just across the street.&lt;/p&gt;
&lt;p&gt;We also look forward to the opening of our new&lt;strong&gt; TJMaxx, Toys R Us / Babies R Us and the Nordstrom Rack&lt;/strong&gt; and others at the expansion of the shopping at the &lt;strong&gt;Colonies Shopping Center&lt;/strong&gt; in northeast Upland.&lt;/p&gt;
&lt;p&gt;There will be more new openings soon and photos will be added then. Add these to the &lt;strong&gt;Kohls&lt;/strong&gt;,&lt;strong&gt; Target, Bed Bath &amp;amp; Beyond, Dicks Sporting Goods, Ulta, Pet Smart, Office Depot&lt;/strong&gt; and &lt;strong&gt;dozens of other restaurants, telecom companies, banks and shops&lt;/strong&gt; that are already in the neighborhood and you have &lt;span&gt;&lt;em&gt;&lt;strong&gt;some of the great reasons to Shop Upland.&lt;/strong&gt;&lt;/em&gt;&lt;/span&gt;&lt;/p&gt;

      <title>LOCAL Real Estate - By The Numbers - March, 2013 - My Market</title>

&lt;p&gt;"&lt;strong&gt;All real estate is LOCAL&lt;/strong&gt;". This is a phrase that needs to be defined for each writer, and in my case, "LOCAL" is a compact group of ten cities surrounding &lt;strong&gt;Upland, CA&lt;/strong&gt;. Sometimes called the &lt;strong&gt;Inland Empire&lt;/strong&gt;, &lt;strong&gt;Upland, Rancho Cucamonga, Claremont, Ontario and Fontana&lt;/strong&gt; are the easiest to find. The &lt;strong&gt;real estate numbers&lt;/strong&gt; are different here than are being reported in the news.&lt;/p&gt;
&lt;p&gt;A major indicator is the "&lt;strong&gt;Months of Inventory" of Homes&lt;/strong&gt; for sale. Simply, this is a calculation of how many months it would take for all REALTOR's to sell all of the homes that are actively listed for sale. Six months is considered to be a balanced market. Neither buyer or seller have any advantage. Below that point, homes are in shorter and shorter supply and the old supply and demand laws of economics go to work. Prices tend to go up and it becomes harder to find the property that will match your needs.&lt;/p&gt;
&lt;p&gt;RISMedia posted a good article by O.B. Jacobi, President of Windermere Real Estate, entitled "Time to Reality Check the Real Estate Market" this morning presenting a national view. In his post some city numbers were supplied for Months of Inventory that seemed to march right down to my LOCAL Market. The presented numbers:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;San Francisco: 1.8 Months&lt;/li&gt;
&lt;li&gt;Las Vegas: 3.8 Months&lt;/li&gt;
&lt;li&gt;Palm Springs: 2.5 Months&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;While Palm Springs would SEEM to be local, it's still 75 miles away and in a vastly different market. All still portray a Seller's Market, but here are the &lt;strong&gt;LOCAL STATS&lt;/strong&gt;. I wish that there was 2.5 months of inventory like there is just 75 miles away.&lt;/p&gt;

      <title>The Sword of Damocles</title>
      <description>&lt;p&gt;Lyn Sims has portrayed a terrible situation with truth and good humor. I'm not sure how one would gauge the severity of mishaps in a short sale, but this would seem to be on the extreme side.&lt;/p&gt;
&lt;p&gt;Even though Lyn is thousands of miles from us, the lesson is good.&amp;nbsp; "Never let those B_______ get you down". Thanks Lyn for allowing me to share this with my readers. Your courtesy is appreciated.&lt;/p&gt;

&lt;p&gt;&lt;span&gt;Sword of Damocles&lt;/span&gt;&lt;br&gt; &lt;br&gt; &lt;big&gt;&lt;span&gt;'The Sword'&lt;/span&gt; is used to denote the 'sense of foreboding engendered by a precarious situation'. &amp;nbsp;I am sure&lt;img title="Sword of Damocles" src="http://activerain.com/image_store/uploads/8/4/7/2/4/ar13621736442748.png" height="800" alt="sword of damocles" width="163"&gt; that we have all been in a situation in real estate where we feel 'The Sword' right above our heads. Move to the left, something happens.&amp;nbsp; Move to the right, something happens there too. &amp;nbsp;&lt;br&gt; &lt;br&gt; &lt;span&gt;My story begins&lt;/span&gt; with a &lt;strong&gt;short sale&lt;/strong&gt; listing and how one day&lt;span&gt; 'The Sword' &lt;/span&gt;begins to make it's appearance. Somewhat slight and barely noticeable when it first comes to visit you. &amp;nbsp;Little things begin to happen as&lt;span&gt; 'the Sword'&lt;/span&gt; taps you on the shoulder now and then. &amp;nbsp;Says to you in a whisper 'notice me yet'?&lt;br&gt; &lt;br&gt; &lt;span&gt;Then it begins &lt;/span&gt;where contract after contract begins to die for one reason or another and nothing is ever the sellers fault in all this. &amp;nbsp;&lt;span&gt;Things are out of your control.&lt;/span&gt; &amp;nbsp;Before you know it months have gone by and it's 6 buyers later, 20 contracts submitted and 512 days on the market.&lt;br&gt; &lt;br&gt; Yep, that's right, my short sale just &lt;span&gt;closed after 512 days on the market&lt;/span&gt; and I consider that my first almost lethal brush with &lt;span&gt;'the Sword'.&lt;/span&gt; &amp;nbsp;I now consider my self a full fledged survivor and &lt;span&gt;here's a couple of reasons why:&lt;/span&gt;&lt;br&gt; &amp;nbsp;&amp;nbsp;&lt;br&gt; &lt;span&gt;We've had a water pipe&lt;/span&gt; disconnect in a heated home and scrambled to get the plumbers and the ceiling repaired before the buyers can do their inspection.&amp;nbsp; Plumbers just love their trusty saws-all don't they?&lt;br&gt; &lt;br&gt; &lt;span&gt;One buyer&lt;/span&gt; turned in a contract cancellation with 60% down saying they can no longer get a mortgage a week before closing. &amp;nbsp;Really? &amp;nbsp;You can't find one lender that will give you a mortgage with that down payment? As it turned out, all the down payment money was &lt;span&gt;mattress money&lt;/span&gt; and had no way to be verified. &amp;nbsp;Think of a way to stop this from happening in the future!&lt;br&gt; &lt;br&gt; &lt;span&gt;One buyer &lt;/span&gt;worked as a pizza chef where one restaurant was incorporated under one name and the other was incorporated as another but both being&amp;nbsp;the same franchise. &amp;nbsp;The buyer shuttled between both kitchens when needed but his salary came out of that particular restaurants coffers. &amp;nbsp;His lender said that the one job was considered part time and declined his loan. &amp;nbsp;They went to another lender and the same thing happened again. &amp;nbsp;You just can't make this stuff up when &lt;span&gt;'the Sword'&lt;/span&gt; is hanging above your head!&lt;br&gt; &lt;br&gt; &lt;span&gt;Long about 9 months&lt;/span&gt; into all this, the seller begins to have a nervous breakdown of sorts because this &lt;span&gt;short sale&lt;/span&gt; of his just won't seem to end. &amp;nbsp;People are telling him that no matter what he does he is going to lose his home to foreclosure. &amp;nbsp;&lt;span&gt;'The Sword' &lt;/span&gt;begins to hang over the sellers head too.&lt;br&gt;&amp;nbsp;&lt;br&gt; &lt;span&gt;In spite of the sellers best attitudes,&lt;/span&gt; he then receives a cryptic email from his real estate attorney who tells him that he will no longer be representing him. The sellers attorney feels that foreclosure is eminent and &lt;span&gt;decides to bail on this seller.&lt;/span&gt;&amp;nbsp;&amp;nbsp;Another sign &lt;span&gt;'the Sword'&lt;/span&gt; is near because I've never heard of an attorney bailing on a seller ever in my career.&lt;br&gt; &lt;br&gt; &lt;span&gt;We decide to 'regroup' &lt;/span&gt;and start again with a fresh listing, fresh short sale attorney and the regular group of characters (seller - me) all heavily sedated. &amp;nbsp;&lt;br&gt; &lt;br&gt; &lt;img title="Sword of Damocles and me!" src="http://activerain.com/image_store/uploads/4/1/8/8/8/ar136217380788814.jpg" height="242" alt="sword of damocles" width="175"&gt;&lt;span&gt;This time I wasn't going to give up for anything!&lt;/span&gt; &amp;nbsp;I was a powerhouse! &amp;nbsp;Sword or no sword, I wasn't giving up and this house was going to close if it was going to kill me. &amp;nbsp;&lt;br&gt; &lt;br&gt; Today&lt;span&gt; 'the Sword'&lt;/span&gt; and I sat next to each other in the closing room listening to the clock slowly go 'tick - tick - tick'. &amp;nbsp;It couldn't happen fast enough for me. &amp;nbsp;We finally got this&amp;nbsp;contract through to closing in 30 days with a cash buyer.&lt;br&gt; &lt;br&gt; &lt;span&gt;I'm respectful of what I've learned&lt;/span&gt; and I'm sure this won't be my&amp;nbsp;last brush with &lt;span&gt;'the Sword'.&lt;/span&gt; &amp;nbsp;Or, was&amp;nbsp;this possibly the 'pit' and the pendulum?&lt;/big&gt;&lt;/p&gt; &lt;div class="agent_signature"&gt;

&lt;h2&gt;The Best Dinner Theater in the Area&lt;/h2&gt;
&lt;p&gt;What a treat! An afternoon at the Candlelight Pavilion Dinner Theater with my wife and friends for a musical salute to the music of Tony Bennet. Fantastic production in an award winning venue in Claremont, CA. Now playing is "The Sound of Music" to March 24th. From March 29 to may 5th, 2013 is "Sweet Charity". Their season looks to be energetic and full of fun for all. Call them for their complete schedule.&lt;/p&gt;
&lt;h2&gt;What I Like Most at the Theater.&lt;/h2&gt;
&lt;p&gt;I've lost track of how many productions I've seen here. Every time, the dinners have been excellent, dinner service excellent and the seating allows enjoyment from near or far. Hundreds are served their choice of menu items and the food is served hot, it's creative and not the usual "one choice fits all" mentality. Deserts, coffee or spirits are served during the intermission.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;Families with children should definitely look into the December offering. This may be perfect for your traditions.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Insider Tips&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;strong&gt;Reserve well in advance - &lt;/strong&gt;While the venue is fairly large, they do have group bookings. You should call well in advance to get the reservations that you want.&lt;/p&gt;

As much as I would love to help you recapture the ROAR of the ENGINES, or the EXCITEMENT of the Crowd, or the TASTE and SMELL OF THE B.B.Q., FUN that the Vendors added, or the SMILES SHARED by GOOD FRIENDS.... I just can't.&lt;/p&gt;
&lt;p&gt;Also missing is all of the action and beauty of the SKYDIVERS, the AMAZEMENT of how they really FLEW THOSE HUGE R.C. PLANES, the AEROBATICS of those amazing STUNT PLANES. I could not capture all of the beauty of the ANTIQUE CARS and HOT RODS on Parade.&lt;/p&gt;

&lt;h2&gt;What I Like Most at the Show.&lt;/h2&gt;
&lt;p&gt;This will be my 12th year at the show. I always love the crowds and the excitement of everyone watching the thrilling events. I love to be close enough to hear and see the planes taking off and landing right from field level. Being up close to so many of these unusual, historic or high tech machines is flat out cool and I &lt;strong&gt;REALLY LOVE&lt;/strong&gt; the &lt;strong&gt;photo opportunities&lt;/strong&gt; available.... &lt;strong&gt;Macro, telephoto, wide angle and tons of video subjects for the memory books.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;I also know that this is a fantastic FAMILY EVENT. Bring some folding camp stools, your cameras, wide brimmed hats and sun screen.&amp;nbsp; This will be an exciting day for young and old.&lt;/p&gt;
&lt;h2&gt;It's Not Just the Planes&lt;/h2&gt;
&lt;p&gt;Along the main spectator area, you will have a chance to hear very professional descriptions of the aerobatics, interviews with pilots, opportunities to meet representatives from model airplane clubs and, of coarse, you'll be rubbing elbows with many folks with interests you share.&lt;/p&gt;
&lt;h2&gt;Insider Tips&lt;/h2&gt;
&lt;p&gt;&lt;strong&gt;Leave the pets at home - &lt;/strong&gt;While the airport grounds are very big, there are also thousands of people crowding the sidelines and midway. This is no place for a dog on or off a leash. Also, because of the crowds, this is no place for bicycles either... in my opinion.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Leave the coolers home. &lt;/strong&gt;You will likely be parking the equivalent of a city block or more from the action, and once there, there is so much to see up and down the runway that you REALLY don't want to lug a cooler.&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;strong&gt;You're probably going to have to pay to park&lt;/strong&gt;&lt;/span&gt;:&lt;/p&gt;
&lt;h2&gt;&amp;nbsp;NOT.... &lt;span&gt;Parking&lt;span&gt; &lt;em&gt;is&lt;/em&gt;&lt;/span&gt; FREE&lt;/span&gt;

&lt;p&gt;Disclosures: I am a REALTOR(R). I am a member of the National Association of REALTORS(R). I firmly believe the following, WHETHER IT FOSTERS INCREASED SALES OR NOT!&lt;/p&gt;
&lt;p&gt;Several days ago, Mr. Ron Phillips, 2012 Immediate Past President of NAR, posted an article in "Voices of Real Estate / Blog" titled.... &lt;em&gt;&lt;strong&gt;"&lt;a href="http://voicesofrealestate.blogs.realtor.org/2012/07/18/10-lessons-to-learn-as-the-housing-market-recovers/?om_rid=AADgNb&amp;amp;om_mid=_BQEerkB8r8btu7&amp;amp;om_ntype=NARWeekly" title="10 Lessons to Learn as the Housing Market Recovers."&gt;10 Lessons to Learn as the Housing Market Recovers.&lt;/a&gt;&lt;/strong&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;His list of 10 speaks to the real estate industry as a whole, but three items are especially important for home owners and/or home shoppers preparing to buy a home. The specific items are his. The elaborations are mine.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;TOP THREE LESSONS.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;"4. Home prices go up and go DOWN"&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;img title="Prices go up and prices go DOWN" src="http://activerain.com/image_store/uploads/5/3/3/6/4/ar134341580946335.jpg" height="121" alt="chart -Prices up - Prices DOWN" width="200"&gt;We were all lulled into security by the meteoric price increases before the bubble burst. Little fluctuations went unnoticed in the confidence that 15% appreciation or more in home values would continue even though reason said that that could not happen forever. The apparent reason for home ownership at the time became the investment value. The other reasons to own were almost forgotten. Comfort, Pride of Ownership, being a Part of the Community, Freedom, Family Security, Better Choices in Education for our children.... these things and more took a second seat to the investment aspect in our minds. Now that the prices HAVE gone DOWN, it is especially important that these other things take their rightful place in our thought processes when thinking of home ownership. If buying is only a financial matter, then you may be suited for being an investor with it's higher risks and unemotional detachment from the property. Maybe you are not material for home ownership.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;"7. Home equity should not be used for ordinary living expenses."&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;img title="Equity used for,,,, ???" src="http://activerain.com/image_store/uploads/6/8/3/2/0/ar134341716402386.jpg" height="135" alt="Photo - broken bank" width="180"&gt;There are several aspects to look at here. Pre-2007, the "home-as-investment" theory was strengthened with the thought that it was a piggy bank. People learned that they could refinance willy nilly and have ready cash for luxuries, boats , campers... whatever, thinking that they were safe in the "fact" (NOT) that there would be more home equity next year when the home appreciated even more. Moving up to homes beyond their means was done because they could refinance and get cash to cover higher mortgages. "Why not"... the home can be sold for more to cover our problems if needed.&lt;/p&gt;
&lt;p&gt;This is more than likely the reason why there are so many foreclosures and short sales today. They COULD NOT refinance their way out of trouble. The equity was gone because the piggy bank was empty.... VALUES HAD FALLEN. It's safe to say that many would not be in trouble if they had not taken out equity for daily living expenses or luxuries.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;img title="Reserves for your Nestegg." src="http://activerain.com/image_store/uploads/4/8/5/7/7/ar134341745977584.jpg" height="133" alt="Photo Financial Reserves" width="100"&gt;"8. Financial reserves for families, companies and countries are necessary."&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Of these three groups, only well managed, successful companies seem to understand this concept (no comment on that third group). Home buyers and owners from here forward desperately need a financial plan. Learn what it takes to manage money and prepare for the future. It is well known that &lt;strong&gt;a huge portion of the home owners are just one catastrophe away from being delinquent on their mortgage.&lt;/strong&gt; Illness of a wage earner, a car wreck, loss from natural disaster, major home repairs.... all can spell disaster for the home owner who has less than one month's cash for reserves. I've heard that a SIX MONTH RESERVE is prudent. I'm NOT a financial councilor, so get the facts from a trusted expert in that field. If you have little resistance to catching a "&lt;strong&gt;Case of the &lt;span&gt;WANTS&lt;/span&gt;&lt;/strong&gt;", (I want this, or I want that) you may be better off renting, unless you can truly afford the luxuries.&lt;/p&gt;
&lt;p&gt;I truly hope that these "&lt;strong&gt;Top Three Lessons for Financially Responsible Home Owners&lt;/strong&gt;" were not learned the hard way. &lt;strong&gt;HOME OWNERSHIP DONE THE RIGHT WAY IS WONDERFUL!&lt;/strong&gt;&lt;/p&gt;

Instead, they are likely to allow their houses to go into foreclosure. &lt;br&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;As usual, while the players in Washington battle issues and ideology, the rest of us nervously await the outcome of decisions that we hope will move us forward - not set us back. If they fail to extend the Mortgage Debt Forgiveness Act, the slowly recovering, and still vulnerable, housing market will suffer.&lt;br&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;span&gt;For example, we have just received loan approval from both banks for one of my short sale listings. Both approvals require closing on/or before January 31st, 2013. The buyer cannot get the inspection and her financing done by a 12/31/2012 deadline. This morning I received this email from the seller.&lt;br&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;em&gt;"Unless this can close by the end of the year, I can not afford to be taxed on the debt forgiven. My best option is foreclosure. So unless congress finishes extending through 2013 I don't think I can afford to go through with the short sale beyond 12/31/12.&lt;/em&gt;&lt;/span&gt;"&lt;/p&gt;
&lt;p&gt;&lt;span&gt;If this happens, months of marketing and negotiation efforts will be for naught - and the seller will face larger credit consequences. In addition, the home, which is now vacant and in disrepair, was recently broken into. Fortunately, there wasn't much damage - this time.&amp;nbsp; If this property sits vacant through a foreclosure process, its value will continue to decline.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;span&gt;&lt;img title="The Debt Forgiveness Act - Congress, the clock is ticking." src="http://activerain.com/image_store/uploads/3/5/2/9/9/ar135534164899253.jpg" height="126" alt="Congress, the clock is ticking." width="223"&gt;Today, the seller is reacting in panic mode,&amp;nbsp; never a good time to make decisions.&amp;nbsp; Our &lt;a href="http://www.shortsalebuilders.com/" title="Short Sale Builders"&gt;short sale team&lt;/a&gt; at The Carl Group advised her to contact her CPA. Chances are, she can prove insolvency - insolvency is the difference between your debts and your assets at the time of loan forgiveness. &lt;/span&gt;&lt;/span&gt;&lt;span&gt;&lt;span&gt;&lt;span&gt;&lt;br&gt;&lt;br&gt;The outcome of this particular short sale remains to be seen, however it's a good representation of things to come if Congress fails to act by the end of the year. &lt;strong&gt;The Mortage Debt Forgiveness Act is set to expire at midnight on December 31, 2012 - Congress, the clock is ticking.&lt;/strong&gt; &lt;br&gt;&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

      <title>Selling? Keep in mind that your home is now a product.</title>
      <description>&lt;p&gt;Emotion meets reality at some point in the selling process, and when you are the seller that time is almost immediate. Problems come when the emotions linger.&lt;/p&gt;
&lt;p&gt;Richard Weisser, even though from the other end of the country, is on my real estate reading list. His uncommon wisdom is just what the client needs when the pressure builds... and that is invariably at the start of each selling transaction. I've seen many properties linger on the market way too long, and eventually sell for less than they should have because the seller did not understand that the home was not a shrine to their past.... but a product.&lt;/p&gt;

&lt;p class="MsoNormal"&gt;&lt;strong&gt;This is not an article about semantics. It is about ATTITUDE&lt;/strong&gt;. Unless a seller truly accepts the role of production supervisor and prepares the product for CUSTOMERS one of two things is going to happen:&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;strong&gt;Either the house will NOT sell or it will sell for LESS than top dollar.&lt;/strong&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;strong&gt;Plain and simple.&lt;/strong&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;strong&gt;Keeping the house is tip-top repair and show ready&lt;/strong&gt; isn&amp;rsquo;t about sacrifice or giving up one&amp;rsquo;s privacy.&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;strong&gt;It&amp;rsquo;s just a business decision.&lt;/strong&gt;&lt;/p&gt;

      <title>Thanks for calling but you're already working with another agent</title>
      <description>&lt;p&gt;Occasionally I find a post from a fellow REALTOR that just beggs to be repeated. This is just such a post from Bryan, Robertson.&lt;/p&gt;
&lt;p&gt;We all know that there are many great REALTORS in almost every market, and the use of today's communication tools like FB, Twitter, web sites and blogs gives the buyer access to almost all of these agents. It is easy to make contact.&lt;/p&gt;
&lt;p&gt;But, working with a REALTOR could be compared to working with your doctor. You picked only one primary physician that you trust. You build a relationship with that doctor and because you shared information both ways, you get the best care. At the end of the appointment, you get the information&amp;nbsp; or the treatment that you need and you pay the doctors bill.&lt;/p&gt;
&lt;p&gt;And so it is with REALTORS. Pick the one that is right for you. Share information back &amp;amp; forth. Build a relationship of trust. You will get the best care.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;&lt;img src="http://activerain.com/image_store/uploads/6/0/8/3/9/ar135187380793806.jpg" height="225" alt="" width="177"&gt;Blogging works and it does generate leads, just like the one I got 2 days ago.&lt;/strong&gt;&amp;nbsp; I got an email from a buyer looking at three new construction properties wanting to know more.&amp;nbsp; The highest priced &lt;em&gt;property was $4 million&lt;/em&gt; so, naturally, I'm hoping to convert this person into a client.&amp;nbsp; Well, I never even sent them a reply.&amp;nbsp; Trust me, this gets pretty good...&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Not long after I get that inquiry I get an email from a colleague in my office&lt;/strong&gt; - a friend, in fact, asking about...the very same properties.&amp;nbsp; The requests were nearly identical.&amp;nbsp; So, I emailed back my friend asking if her client was the name of the person who filled in my Activerain form.&amp;nbsp; It was!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I offered, as I always do,&lt;/strong&gt; to help my colleague with this client because I had information they would need - at no commission.&amp;nbsp; That's what friends do.&amp;nbsp; I passed along everything I knew about the property and there was nothing that would really work for this buyer.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;My lead was gone.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;But, I never really had it.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;I never emailed back the lead (because it wouldn't have been ethical after talking to my colleague)&lt;/li&gt;
&lt;li&gt;I shared everything I knew so my friend would get this person closed&lt;/li&gt;
&lt;li&gt;I offered to help more if possible&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;strong&gt;I'm telling you this story because,&lt;/strong&gt; I don't steal clients from friends or colleagues.&amp;nbsp; If you ask a question through my blog or website and I find out you're working with someone else I work with, you won't get a response (unless my colleague asks me to).&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;My advice for buyers:&lt;/strong&gt;&amp;nbsp; Please stay loyal to your agent.&amp;nbsp; If you find something useful online, share it with your agent to have them follow up.&amp;nbsp; Doing so on your own comes across as disloyal.&amp;nbsp; Agents work hard - please respect that.&lt;/p&gt; &lt;div class="agent_signature"&gt;
